PREVENTIVE MAINTENANCE
Here at Colair Inc. we know that equipment will eventually break down and cause you many problems. However, with a proper preventive maintenance program this can and will reduce the amount of problems you are faced with, as well as save you money in energy efficiency. The "PM" service we offer is designed to help protect your investment.
Air Conditioning/Heating Preventive Maintenance Agreement
When you the customer accepts the agreement you can expect many things from Colair Inc.
- Two(2) scheduled calls per year during the Pre-Spring months of January, February, and March and in the Pre-Winter months of October, November, and December. **SEE BELOW FOR MAINTENANCE TO BE PERFORMED**
- Prompt priority service to service agreement customers.
- Priority service on all scheduled work days and weekends.
- Guarantee on all parts and labor on repair for 30 days.
- 10 percent discount on all parts during contract year.
- 10 percent discount on replacement of Furnace-Evaporator Coils and Condensing Units.
- Wash or replace media filter.
Cooling Maintenance
Spring Change over: Conventional A/C & Heat Pump
- Inspect air conditioning for oil and refrigerant leaks.
- Lubricate all bearings, except permanently lubricated motor bearings.
- Check safety devices and electrical components.
- Check refrigerant pressures and temperature drop.
- Check expansion valve and coil temperature and adjust valves where applicable for optimum cooling.
- Check and blow out drains.
- Check and calibrate thermostat.
- Check filters.
- Inspect ducts in attic.
- Inspect condenser coil and evaporator coil.
Heating Maintenance
Fall Change over: GAS
- Clean and adjust burner and controls.
- Adjust combustion setting for optimum fuel combustion efficiency
- Inspect furnace for combustion leaks, safety shut-off response, belt wear and alignment for proper and safe function
- Lubricate all bearings, except permanently lubricated motor bearings
- Check and calibrate thermostat.
- Check temperature rising during heat cycle.
- Check filters.
- Inspect ducts in attic.
Fall Change over: HEAT PUMP
- Check temperature rise during heat pump cycle.
- Check controls operating for emergency heat and defrost cycle.
- Check for proper voltage amp draw on all heating components.
- Check and calibrate thermostat.
- Check filter.
SPECIAL PROVISIONS
- Service Contract does not include labor for product defects, heat exchange or component parts.
- Service Agreements are transferable at the same address only.
- Balancing of air or adjusting air flow will be considered and treated as repair.
- Unless otherwise provided herein, no part and/or material are to be furnished under this inspection contract. COLAIR INC. will notify customer of any repair that needs to be done.
- Unless otherwise provided herein, no warranty is expressed or implied on equipment or system components subsequent to inspection.
- COLAIR, INC. shall carry adequate Workman's Compensation and Employee's Liability and Property Damage Insurance and if requested shall furnish the customer with current certifications.
